Accommodation (Portsmouth)

 

• I do not charge any additional admin fees/ signing contract fees/ inventory fees or any other additional charges.

 

• The contracts is a standard Assured Shorthold Tenancy Agreement. The contract is a 10 month contract from 1st September. It is possible to start earlier or have a longer contract...just ask if required....

 

• The contracts are all on a group basis - i.e. one group contract for the house that you all sign.  The length of contract will need to be the same for everyone.

 

• Apart from Broadband, Bills are not included in the rent. The bills you will need to pay are Gas/Electric and Water. The council tax you will be exempt from if you are all students. You only need one TV license for the house (as group contract). A Freeview box will be provided. 50mb wireless broadband internet will be provided and included in the rent.  All the properties have high level of insulation/energy efficiency so bills should be kept to minimum.

 

• The rent is to be paid monthly by standing order only. I will give you my bank details so you can set standing order up.

 

• The rent payable is the same amount per person regardless of the sizes of rooms etc. If you want to make an arrangement among yourself  - eg the person with best room pays the others a bit extra that will be ok.

 

• The houses are all non smoking inside. I am strict about this, please, if you want to smoke inside please find some other accommodation.

 

• The deposit is £250 per person (unless detailed otherwise) which you get back when you leave as long as the house is clean and in the same condition as when you moved in. The deposit will be protected under a Deposit Protection Scheme.

 

• For Identification I will need:

    1: Some student university identification - eg student card etc and

    2: Something with your home address on eg driving license,

    3: For overseas students I will need a copy of your passport.

 

• No pets are allowed in the houses.

 

• If you need anything for the house let me know and I will be able to get it for you (within reason!) as I like to keep them all a good standard.

 

• When you leave, the house must be clean! (as it will be when you move in). If it is not then I have to get cleaners to clean the house and have no choice to take the cost out of the deposit.

 

• I supply mattress protectors for the beds, these must be used at all times (or use one of your own) and should be washed and left clean when you move out.

 

• There will be a basic set of pots/pans/plates/cutlery etc but most students do bring their own.

 

• Do be aware that once you have signed the contract if someone decides they want to move/drop out for any reason you are still responsible for the rent. You are free to get a replacement person and I can help and advise you on this. I do not charge any fees etc if this happens but the rent must be paid as normal until a replacement is found.
